The COVID-19 pandemic is an unprecedented challenge that we at Tamarack Homes are monitoring very closely. We are currently following all guidelines published by Ottawa/Kingston Public Health to protect the health and safety of our employees, homeowners, partners, and other guests. Tamarack Sales Offices & Model Homes
Our sales offices and model homes are open to the public during our posted operating hours on our website. The Health & Safety of our employees and our new homeowners is our priority. Our sales teams are available in person, by phone, email, and virtual meetings to answer any of your questions and help guide and support you through your homebuying experience. Our sales office doors remain locked to allow for capacity management, please knock on the door or phone the office when you arrive, and you will be asked to fill out our COVID screening form (by website or QR code) and then be directed to the model homes. We are allowing one group/family at a time in each model home, masks and sanitizing are mandatory.
Tamarack Construction Sites
While our sites remain operational, we have put in place heightened hygiene and cleanliness standards in order to protect our employees and subcontractors. Our staff are observing physical distancing, increased handwashing, and disinfecting all surfaces regularly. If you have questions regarding your home that is currently under construction, please contact your customer service representative.
During this time of difficulty, supporting our local community has never been more important. Tamarack Homes and the Taggart Parkes Foundation are proud to be actively supporting local charities including the Ottawa Food Bank and the Youth Services Bureau through financial donations to help meet the increased need for these services during the COVID-19 pandemic.

Although you do not need to retain a lawyer to help you during the purchasing process, you will need a lawyer to represent you for the closing of your house, and for any legal questions regarding your purchase.
Our typical conditional period is 10 days from the signing of your Agreement of Purchase and Sale. This conditional period is the time to secure your mortgage/financing, consult a lawyer on any aspects of buying a new home. The conditional period is the only time that you can cancel your Agreement of Purchase and sale without financial penalties. Once you waive your conditions, the Agreement of Purchase and Sale is firm and binding.
As a new home builder, we do our best to sell homes with appropriate closing dates. Sometimes, there are labour or material shortages that require us to delay closing dates. Closing dates can be delayed as per the Tarion guidelines outlined in schedule D (Statement of Critical Dates) of your Agreement of Purchase and sale.
Once your Agreement of Purchase and sale is signed, and firm, you can then add some options and upgrades as defined in schedule “P-1 Cut Off Dates”. This would include any structural or design options applicable to your home.
After the conditional period has expired the agreement is considered firm. At this time withdrawing from the agreement would result in Tamarack holding the deposit until the home/lot has been re-sold and closed. At that time the deposit refund would be reviewed.
Yes, HST is included in your total purchase price. You can ask your sales or design agent for specifics on the calculations. Some other fees such as land transfer tax, and property tax adjustments will be made and reflected on your Statement of Adjustments at closing.
All new Tamarack Homes are equipped with a tankless hot water tank. It is standard that these are rented, on contract with the supplier. Your sales agents can inform you of which supplier will be providing your tank, and you can make arrangements to purchase the tank after closing.
Yes, the building does have barrier-free / accessible units. During your virtual appointment we can discuss the feature of these units with you.
We do not allow changes to the exterior of the home.
We currently do not accept any structural changes to our homes. The elevation of the home, if applicable, is to be decided at firm up and cannot be changed after that as it is required for the permit of the home.
